Electronic data processing equipment enables Manco Abbott to provide statistical information and comparative studies on property operations. An analysis of each month's operating results, income and expense levels, and budget variances are key indicators that bring into focus the progress of each investment in relation to the Management Plan. A narrative report is provided to facilitate the evaluation of the status of each project.

Through its involvement, Manco Abbott provides many value-added services including operations maintenance, tenant/resident relations and marketing. It is our responsibility to direct janitorial and general building maintenance, energy conservation measures, negotiate service and supply contracts, maintain administrative records, and monitor the requirements of governmental agencies. Completion of these tasks is an integral part of the individual Management Plan. The plan is implemented by the real estate manager and supported by technical personnel in the areas of engineering, supervision, accounting, data processing, and legal affairs.

Renting apartments and/or commercial space, the retention of residents/tenants and achieving higher rents requires a strictly managed sales and marketing strategy that consistently focuses on resident/tenant needs. Each asset is expected to attain and maintain occupancy at a minimum of 95%. This is accomplished through development of effective marketing skills and attention to detail in connection with move-ins and move-outs. Manco Abbott will work closely with the leasing agents to fill vacancies and/or renew leases while providing quality service.

The on-going maintenance program will emphasize maximum utilization of a select group of service contractors or maintenance staff, each of whom will be evaluated for scope of service and competitive pricing. The specifications for those contractors selected will be subject to careful evaluation of their level of service, complexity of design, and operating experience. All contracts above a specified amount will be submitted to the owner for approval and signature prior to the commencement of the work. All vendors must meet our high standards to qualify as a vendor. They must each have the appropriate licenses and insurance, which is tracked on a regular schedule.
