Manco Abbott’s clients benefit from state-of-the-art property management systems, which provide timely accounting and management reports based on clients’ goals. Year after year clients report 98% satisfaction with the accuracy, timeliness and detail of the financial reporting. The accounting and management reports are generated monthly and delivered to clients before the 10th of each month (either electronically or by mail). Reports include cash receipts for the month and year to date, check register for the month, aged receivables, aged payables, and bank reconciliation. The reports also provide in-depth narrative reporting on any variances from the property budget.

 

Budgets for each property are provided annually. Each budget reflects projected property performance based on the client’s goals, as well as Manco Abbott’s efforts to maximize value. Clients have access to a variety of real-time reporting, including occupancy, delinquency, trending data and more. These customizable reports can be requested by the client at any time. Manco Abbott also provides a year-end trial balance for submission to the client’s accountant. All accounting is prepared in accordance with Generally Accepted Accounting Principles according to the AICPA.

The software can be tailored especially for each client’s unique needs. It fully integrates accounting and property management functions, allowing us to manage assets more efficiently and effectively. Yardi is currently in use for over 7 billion square feet of commercial real estate and more than 8 million residential units worldwide.

 

Manco Abbott continues to make significant investments in our Information Technology (IT) operations. With our ongoing commitment to innovative services and evolving technologies, Manco Abbott provides clients with fast, pertinent and precise information. Our in-house IT staff supports property managers, accountants and administrative personnel every day, ensuring each of our client’s unique goals and requirements are satisfied quickly and accurately. Our IT department also helps monitor the systems that provide tenants and residents with rapid responses to maintenance requests, accounting questions or any other issues that arise. Our technology-enabled services, including online work orders and rent payment with Manco Connect, provide even more convenience for our customers. Additionally, the majority of our property management team uses iPads for access to real-time data from any location.

Yardi Systems software and other electronic data processing systems enable Manco Abbott to provide real-time statistical information and comparative studies on property operations. An analysis of each month’s operating results, income and expense levels, and budget variances are key indicators of progress for each investment in the Management Plan. A narrative report is provided to clearly explain the status of each project. All Manco Abbott departments conduct regular staff meetings to discuss industry trends, market conditions and specific property issues. A comprehensive marketing plan must be implemented to effectively rent apartments or lease commercial space. Our marketing plans ensure that a property gets the most exposure to high-quality prospects. At the same time, the quality of service to existing residents and tenants must remain high to maximize retention levels. Properties managed by Manco Abbott are expected to maintain at least 95% occupancy. We attain this through extensive training of on-site personnel and property managers, cutting-edge technology (including fully integrated management software, call tracking systems, and online credit approvals), and time-tested policies and procedures. If a client is considering selling an asset, Manco Abbott’s accurate record keeping and lease management systems assure each lease provides the maximum value. Over the last 40 years, Manco Abbott has developed its Preferred Vendor program to ensure only the best service providers work on our clients’ properties. To be part of the program, a vendor must meet strict insurance, license and experience requirements. These requirements are tracked on a regular basis, and failure to comply results in immediate dismissal of the vendor. Additionally, the vendor must have a proven track record of timely, high-quality service. By dealing primarily with a select group of vendors, the program allows Manco Abbott to achieve economies of scale, which benefits everyone involved. We also thoroughly screen all applicants for site maintenance staff. These efforts allow many of our managed properties to receive discounted insurance premiums—in some cases, up to a 50% reduction.

As a service to property owners, tenants, residents and the community, Manco Abbott is committed to eco-friendly practices. The goal of our Go Green program is to conserve natural resources and save our clients money. We go beyond regulatory compliance to offer practical solutions for recycling, energy efficiency and water conservation.

 

Go Green began in June 2008 when we partnered with the EPA’s Energy Star Program and USGBC to emphasize energy efficiency in daily property management practices. By supporting local and national energy efficiency policies, we are able to reduce greenhouse gas emissions and conserve natural resources for future generations.

 

Manco Abbott secures adequate, reliable energy products at the best rates, while implementing contingency plans to track and minimize costs. Our properties are set up on the Energy Star website to track performance. Through education, training and property improvements—along with tenant and employee behavioral changes—we’re working to improve each property and the environment. We continually analyze our past and current energy use to identify opportunities to improve energy performance and provide financial benefits for our clients.

Manco Abbott offers receivership services on all types of real estate holdings. Hal Kissler, CPM and CCIM, and Michael Goldfarb, CPM, are court-certified receivers. Both have extensive experience with court order enforcement, asset preservation and administration, and an in-depth understanding of debtor-creditor issues.

 

Over the last 15 years, Manco Abbott has successfully handled over 50 receiverships. In many cases, we have retained management services based on the level of service provided throughout the receivership process.
