Privacy and Security Statement

This site is powered by Yardi Software. As used herein, the "Company" means and includes the Property at which you are a tenant or applicant and/or for which you are submitting a payment, the owners of the Property, the management company that manages or operates the Property, and all of their respective parents, subsidiaries, affiliates, officers, directors, owners, employees, and agents. The Company is also sometimes referred to in this Privacy and Security Statement as "We" or "Us." Portions of this site are intended for use by any consumer. Other portions of the site, to which access is restricted based on a user ID and password, are intended for use by apartment residents and employees or agents of the apartment community owner. You must be 18 years of age or older to access restricted portions of this site.

 

Information Collected About You

In general, you may visit this site without telling us who you are or without revealing any information about yourself. We collect information about you that is provided by you to us, or your apartment community, such as your name, address, prior address, telephone numbers, email addresses and other information that can identify you as a specific individual ("Personally Identifiable Information"). We collect Personally Identifiable Information when you: 

 

  • Register with our site through your apartment community
  • Make payments for products or services
  • Contact us

 

 When you make payments through our site, we collect bank routing information necessary to process the payments that you intend to make. Such information may include billing address. If you use Automated Clearing House (ACH) deduction from your bank account to purchase services or products, we collect that information needed to set up the billing and payment for the services that you purchase. This account information includes the account number, account type, account name and the ABA routing number of the financial institution where you account resides.

 

Security of Your Personally Identifiable Information

We take commercially reasonable steps to protect against the loss, misuse, or unauthorized alteration of Personally Identifiable Information, including credit card numbers, collected through this site. We recognize the importance of security for all Personally Identifiable Information collected through this site. We exercise care in providing secure transmission of your information from your web browser to our servers. Once we receive Personally Identifiable Information, we take steps to protect its security on our systems. In the event we request or transmit sensitive information, such as credit card, debit card or checking account information, we use industry standard, 128-bit secure-socket-layer ("SSL") encryption. We strictly limit access to Personally Identifiable Information to those employees who need access in order to carry out their job responsibilities. All employees are prohibited from "browsing" through our files and databases. We train our employees in the application of our need-to-know standard. We periodically audit for compliance with this standard and we impose penalties for any failure to comply with this standard.

 

Cookies

When you visit this site, we store some information on your computer. This information will be in the form of a "cookie" or similar file and can help us maintain and improve this site in many ways. A "cookie" is a small amount of data that is transferred to your web browser by a web server and can only be read by the server that gave it to you. It functions as your identification card, recording such things as Internet address, passwords, and preferences. It cannot be executed as code or deliver viruses. This is all done without us knowing your name or other Personally Identifiable Information. When you visit any site you are anonymous, unless you chose to identify yourself to us. With most web browsers, you can erase "cookies" from your computer hard drive, block all "cookies", or receive a warning before a "cookie" is stored. Please refer to the "Help" portion of the browser toolbar to learn more about these functions. This site will operate properly only if the "cookie" feature of your browser is configured to allow this site to create cookies.

 

Use of Your Personally Identifiable Information

If you do choose to provide us with Personally Identifiable Information, we may use such Personally Identifiable Information collected on this site to:

 

  • Process payments for products or services
  • Send notifications
  • Respond to your questions or suggestions

 

Generally, we do not disclose your Personally Identifiable Information with others. But, we may, share your Personally Identifiable Information with certain persons or organizations ("Service Provider") in order for that Service Provider to perform certain business functions for us.

 

Notifications

We or our Service Providers may use your email address and phone number to contact you in order to answer questions or provide requested information, or to resolve outstanding issues.

 

Opt Out Policy

The information we collect is not sold, shared or rented to third-parties for their marketing, or promotional, use. Therefore, there is no need to "Opt Out" from sharing your information. Please be aware that this opt out option is not applicable to notifications from your Property or management staff and will not limit its ability to contact you for any reason.

 

Your Apartment Community

Your Property or management staff will not have access to your changed password, your bank account information, or other sensitive data that you may provide through this site unless you provide such information to your Property or management staff.

 

Legal Obligations

If required by law, we may disclose information you have provided in connection with your lease and your use of this site. We may also disclose Personally Identifiable Information to government authorities to help identify persons who pose a threat to our interests (such as customer fraud) or whose activities could bring harm to others.

 

Passwords and Account lDs

You are strongly advised to secure the privacy of your account ID and password. If you forget or lose your account ID, you must contact the Property Manager or other authorized personnel at your Property. These are the only individuals who can provide you with your account ID. Proper identification, including proof that you are 18 years of age or older, should be required prior to their providing you with your account ID. For an apartment community, if a roommate or family member living at your address wishes to register with our site, he or she must create a separate account ID and password.

 

Control and Access to Your Information

You have control and access to the information you provide to us. The "Accounts" area of this site allows you to view, correct, or delete, information collected about you, other than your name and address. Any corrections that you wish to make to your name and address must be communicated to the leasing specialists or Property Manager of your Property. If you delete information such as credit card or contact information, you may not be able to fully enjoy many of the features and advantages available through our site. You may also inadvertently cancel pending payments by deleting information required to process these payments. Information deleted from all viewable screens on this site, but may remain in our archives.

 

Notifications of Changes

We reserve the right to modify or amend this Privacy and Security Statement at any time and for any reason. If we are going to use your Personally Identifiable Information in a manner different from that stated at the time of collection, we will notify you via email, phone, or written communication. You will have a choice as to whether or not we use your information in this different manner. In addition, if we make any material changes in our privacy practices that do not affect user information already stored in our database, we will post a prominent notice on our web site notifying users of the change. In some cases where we post the notice, we will also email users, who have opted to receive communications from us, notifying them of the changes in our privacy practices.

 

Account Cancelation

We reserve the right to cancel your account with the Service at any time and for any reason. We further reserve the right to refuse processing to any person or of any transaction at any time and for any reason.
